A Tenant's Representative is a licensed real estate professional lending expertise and advice to clients, in a singular fiduciary relationship. With this clearly defined allegiance, a realistic plan and achievable goal can be designed and trusted to perfectly match tenants and landlords or investors to a property.
In order to assure a complete arms-length relationship with landlords or sellers, I do not accept their listings to avoid that conflict of interest.
Most commercial tenants are involved in leasing negotiations, say once every five years, or an investment once in a lifetime. Landlords, especially are continually. Tenants in a face-to-face are at a bargaining disadvantage and need the expertise and advice of a working professional. Fischbach lends some serious professional real estate experience to tenant-clients, to more than even up the playing field.
Most of the time the firm is paid by sharing the property agent's fee. Our clients, as is the custom, pay nothing unless they are uncomfortable with that, and negotiate another arrangement.
